The Role

The Executive Director of Development is a key role in the leadership team of Home and the delivery of its overall strategy and objectives

The Director has responsibility for the Group's development and sales housing programme nationally, and will lead on the future and evolution of the development programme. The programme involves a complex tenure mix and delivers a breadth of services: site acquisition, development, private housing market, rented, house sales and shared ownership schemes.

 

The Person

The ideal candidate will have significant experience in property development from public or private organisations

  • Experienced leader in the residential property and/or build sector
  • Can demonstrate experience of leadership in large/complex organisations.
  • Experience and detailed understanding of the housing market across complex tenures
  • Experience of leading Sales Housing programmes across tenures
  • Ability to communicate with multiple stakeholder groups and network externally.
  • Excellent commercial and negotiation skills.
  • Thorough understanding of financial models associated with Development, Sales and Regeneration projects.
  • Ability and flexibility to lead national programmes and delivery teams

 

Key Objectives

  • To be part of the leadership team of Home and the delivery of its overall strategy and objectives.
  • To lead and take overall responsibility for the Group's development and sales housing programme that enable the Group strategy
  • To lead the future and evolution of the development programme
  • To lead a development programme that involves a complex tenure mix that enables the Group strategy
  • To lead and deliver the following services: site acquisition, development, private market, rented, shared ownership and house sales
  • To ensure an effective handover of properties to Operations ensuring a seamless customer experience
  • To prepare an annual business plan for Development.
  • Developing and managing all the key relationships to achieve the development programme.
  • To maximise the profitable delivery of the agreed programme.
  • Full end-to-end project management
  • Identification of potential new developments that fit within the group strategy
  • To bring good and innovative design to the programme taking Home to a leadership role

 

Key Results Areas

  • To contribute to setting the strategic direction of the organisation and delivering that strategy through excellent leadership.
  • Advise Board on direction, strategy and policy for development and housing sales activities
  • To prepare and implement on an annual basis a business plan for Development incorporating key objectives, timescales, financial projections, cashflow and a resources plan.
  • Manage key relationships with Homes England, regional and local development partners.
  • Seek out new ventures and initiatives where appropriate.  Advise Board on viability of projects.
  • Work closely with the Executive Director’s Customer Operations to ensure outcomes are achieved and effective property handover process is managed that ensures a brilliant customer experience.
  • Co-ordinate all business, customer development and sales activity to ensure strategic aims and financial targets are closely monitored and achieved.
  • Effectively manage a robust financial reporting process for approvals, sales, monitoring and reporting.
  • Ensure that the agreed Development business plan is delivered on time and to a high standard through the relevant channels.
  • Ensure all products are delivered fit for purpose, e.g. design, sustainability and standards.
  • Ensure that all requirements in respect of performance monitoring are met.
  • Ensure projects have a strong customer focus and customer needs are identified and prioritised.
  • Seek out and consider strategic partnerships to support major development and sales strategy.
  • Develop new and innovative ways to work with the customers and clients to establish fund raising mechanisms such as grant funding, sponsorship etc.
  • Contribute to the development of an effective risk assessment framework for the Group and the business streams/units.
